Each apartment is inspected, cleaned, re-inspected, and refreshed prior to your move-in.
Any previous wear and tear that is present before your move-in is well documented so you are not held responsible.
We also make sure all appliances are in good working condition and the entire apartment is squeaky-clean!

If you would like to be present during a repair being made during your lease, we can schedule the repair anytime during regular hours of operation (M-F 9:00 AM – 4:30 PM).
If your apartment needs maintenance during your lease, you will sign a Work Order at the Leasing Office (501 E. College St.), which allows us to enter your apartment and make the repair, turn off the lights, and lock the door.

You can sign online or in the Leasing Office at 501 E. College St. Carbondale, IL 62901.
To sign online, submit a “Start Leasing Now” form at the bottom of this page. We will use the information you provide to email you a cost sheet showing monthly rate and move-in cost. Then we can move forward with the application!

At all studio locations, water and trash are included. At 1-bedroom and 2-bedroom locations, only trash is included.

The security deposit is the only sum due at signing.
With a qualified guarantor, security deposits range $400-$500.
Without a guarantor, security deposits range $800-$1000.

For Lease Agreements with a guarantor:
You will pay a security deposit, first installment, and last installment prior to your move-in date.
For Lease Agreements without a guarantor:
You will pay a higher security deposit, the first installment, and last two installments prior to your move-in date.

No, a guarantor is not required.
However, providing a qualified guarantor will minimize your move-in costs and reduce your monthly rate.

Yes! We offer 6, 9, or 12-month leases.
All of our apartments have the option of 9 or 12-month leases.
6-month leases are available for standard studio apartments only.

A lease guarantor is someone who guarantees payment on the lease if you do not pay for any reason.
A guarantor can be anyone that is willing to extend their credit to pay for delinquent balances on your Lease Agreement if any occur. To qualify, they must live in the United States, have established good credit, and have no bankruptcy or collections on their credit report.
If you provide a qualified guarantor, you get special discounts on monthly rent and move-in costs!

We provide a twin-size bed at all furnished apartments, at your request.
