Each apartment is inspected, cleaned, reconditioned, refreshed, and reinspected prior to your move-in.
If the apartment you lease was occupied prior to your move-in, we inspect the unit upon the previous tenant’s departure to assure no major repairs are necessary.
Then we clean your apartment thoroughly.
Next we recondition your apartment; from touch up paint to carpet cleaning and everything in between, we make sure you are moving into an apartment in proper condition.
Your apartment is refreshed to perfect the finishing touches.
Lastly, your apartment is inspected one final time. Here we plug in your appliances, turn off the lights, and lock the door, the next person to enter your apartment will be you!

If you would like to be present during a repair being made during your lease, we can schedule the repair anytime during regular hours of operation (M-F 9:00 AM – 4:30 PM).
If your apartment needs maintenance during your lease, you will sign a Work Order at the Leasing Office (501 E. College St.), which allows us to enter your apartment and make the repair, turn off the lights, and lock the door.

To sign online, submit a “Leasing Now” form at the bottom of this page. We will use the information you provide to email you a cost sheet showing monthly rate and move-in cost.
Next, you’ll email us a copy of your ID, and we will send you an application via DocuSign. Once the application is complete, there is a $35 background check.
After the background check, we will send you the lease agreement via DocuSign and collect the security deposit once the Lease Agreement is complete.

Scheduling an appointment to sign in the office allows us to prepare the Lease agreement, assuring you of a quick and efficient leasing process!

At University Edge, we cover water and trash for all studio apartments. However, in an effort to keep rent as low as possible, trash is the only service provided at every location.
To set up electricity, you must use Ameren of Illinois. You may set up an account with Ameren via phone at 1-800-755-5000 or online at https://www.ameren.com/illinois. To ensure electricity is on in your apartment upon your move-in, we recommend contacting Ameren at least one week before your move-in date–as Ameren is very busy at the beginning of the semester.
To set up water, you must use the City of Carbondale. You must submit a Tap Application through the City of Carbondale. You have two choices of internet providers: Frontier and Mediacom. Frontier is a DSL internet provider (this provides a good connection for light online activity). Mediacom is an internet/cable/phone provider that delivers service via coaxial cable (this provides a better connection for heavy online activity).

All University Edge properties are equipped for both DSL and coaxial cable. No installation needed, they just need to turn on service in your name!

The security deposit is the only sum due at signing.
If you are leasing a standard unit, the security deposit will be $400 when signing with a guarantor or $800 without a guarantor.
If you are leasing a remodeled unit, the security deposit will be $450 when signing with a guarantor or $900 without a guarantor.

For Lease Agreements with a guarantor:
You will pay your security deposit, first installment, and last installment prior to your move-in date. The security deposit is due the day you sign the Lease Agreement. The first installment is a prorated rent installment that covers the total amount of days in the first month of the contract.
For example, if you sign a Lease Agreement that will begin on the 25th of a month, the first installment of that contract will cover from the 25th of that month to the 15th of the following month. Because this period is less than a month, your first installment will be less than the regular monthly installment for the unit you are leasing.
Similarly, the last installment of your Lease Agreement is the final period of your contract. All contracts in 2023 will end on the following dates:
February 14, May 21, or July 30.
Your last installment will cover the period from the 15th of the proceeding month to your Lease Agreement’s specific end date.
For Lease Agreements without a guarantor:
You will pay your security deposit, first installment, and last two installments prior to your move-in date. The first installment is a prorated rent installment that covers the total amount of days in the first month of the contract.
Similarly, the last two installments of your Lease Agreement are the final 2 months of your contract. Your last two installments will cover the period from the 15th of the proceeding two months of your Lease Agreement’s specific end date.

Yes! We offer six, nine, or twelve-month leases at University Edge.
You have the option of signing for 9 or 12 months at all our locations.
6-month leases are available for all standard studio apartments.

A lease guarantor is someone who guarantees payment on the lease if you do not pay for any reason.
A guarantor can be anyone that is willing to extend their credit to pay for delinquent balances on your Lease Agreement if any occur.
If a guarantor is provided, special discounts on monthly rent and move-in costs apply!
